Interior renovation in Irvine and Newport Coast

A tired interior rarely needs one fix. It needs the right fixes in the right order, so nothing is finished twice.

One project, in the right order

Painting, doors, windows, skylights, trim and repairs depend on each other. Paint before the trim and you repaint. Replace a window after the paint and you patch. We sequence the work so each trade finishes cleanly and the house is not torn up longer than it has to be.

What it can include

  • Painting. Cleaning, repair, sanding and priming before the finish goes on.
  • Doors and windows. Replacement with attention to the opening, flashing and trim.
  • Skylights. Placement, the roof below and the shaft to the room all matter.
  • Trim and repairs. The small work that makes new work look finished.

How we run it

A field technician walks the house with you. We write a scope room by room, with materials named and the order of work set out, and give you a schedule. Plumbing, where needed, is done by a licensed plumber that we coordinate.

Limits worth knowing

Older homes hide surprises behind finishes. If we find damage, we show you, explain the options and put any change to the scope in writing first.

Common questions

Can you renovate just part of the house?

Yes. We scope a single room, a floor or the whole interior, and sequence the work so each part is finished before the next begins.

Do you replace windows and doors?

Yes, as part of interior renovation. The opening, the flashing and the trim around a window or door decide whether it stays weathertight, so we plan all three together.

Do you paint?

Yes. Paint lasts according to preparation, so we scope cleaning, repairs and priming before talking about color.
