Areas we serve

We are based in Irvine and are now serving Newport Coast. We take on projects across these Orange County communities, and we confirm what applies to your address before you commit.

Irvine, Tustin and Orange

Irvine is home base. Some Irvine neighborhoods have association rules about exterior changes, colors and construction hours, so we check for those before drawing anything. In Tustin and Orange, every property is different: we start with a field visit and write the scope from what we find, including any association rules or permit steps that apply to your address.

Newport Coast, Newport Beach and Corona del Mar

Newport Coast is our newest area. Hillside and view lots can bring questions about access, structure and design review, and we ask about them at the first visit so the plan is one that can be approved. Close to the water in Newport Beach and Corona del Mar, salt air and moisture are hard on exterior finishes, window hardware and metal fixtures, so we talk through coastal-suitable materials. Some coastal properties are in California's Coastal Zone, where certain exterior work may need extra approval, and we confirm that for your address.

Huntington Beach and Laguna Beach

Huntington Beach has a mix of older homes and newer builds, and an addition or renovation has to match what is already there, from rooflines to window style. We plan that before design. In Laguna Beach, hillside lots and view corridors are common and some projects may go through city review, so we check what applies to your address early.

Mission Viejo, Laguna Hills, Laguna Niguel, Dana Point and Lake Forest

For south Orange County we take the same approach: a field visit first, a written scope that names what is and is not included, and a check of the permit path and any association rules for your address before you commit.

Permit rules differ by city and by address. Not sure whether your address is covered? Call and ask.
