Bathroom remodeling in Irvine and Newport Coast
The finishes are what you notice. The waterproofing, ventilation and plumbing layout are what make them last. We plan the unseen part first.

Start with what is behind the wall
Most bathroom failures are moisture failures: a shower pan that was not sealed, a membrane with a gap, a fan that vents into the attic. The U.S. EPA's guidance on moisture in the home says controlling moisture is the key to controlling mold. We plan the waterproof layer, the slope of the floor and the exhaust fan before anyone picks a tile.
Decisions worth making early
- Shower or tub. Curb, curbless or tub-shower, and what the floor structure allows.
- Surfaces. Large-format tile has fewer joints and a cleaner look, but it asks more of the substrate. Stone needs sealing and care.
- Vanity and storage. One basin or two, and how much counter you will use each morning.
- Fixtures. Choose them early, because the rough-in depends on the model.
How we run it
A field technician checks the room, including the floor and the existing plumbing. We write the scope with the materials named, schedule the trades, and coordinate a licensed plumber for the plumbing. You get one point of contact throughout.
Limits worth knowing
If demolition reveals rot, old leaks or non-code wiring, the scope changes. We tell you what we found, show you, and put any change in writing before the work continues.
Common questions
Why does waterproofing matter so much?
Water that gets behind tile causes damage you cannot see until it is serious. A continuous waterproof layer under the tile, installed to the manufacturer's instructions, is what protects the walls and floor.
Can you move the plumbing?
Often, depending on the structure and the drains below. A licensed plumber that we coordinate assesses it at the visit, and any move changes the scope and price, which we confirm in writing.
How do you handle ventilation?
We plan the exhaust fan with the layout, vented to the outside, because a bathroom that cannot clear moisture will stain and age badly however good the tile is.
